Barclay on Broadway, located at the SE corner of Broadway and East Jefferson, aims to fulfill housing and service needs of the large population associated with surrounding medical institutions. It anticipates future development patterns at the south end of Broadway and Yesler Terrace and realizes the potential of this location to catalyze growth in the area. The project design accommodates and celebrates the pedestrian commuter and reinforces its location as a transportation hub along Broadway and the neighborhood context.
Barclay on Broadway achieved a LEED Platinum rating. It is a 6-story mixed-use building, with 5 stories of approximately 100 residential units over a concrete podium at ground floor with about 6,500 square feet of retail and residential units, and 2 levels of underground parking.
Fazio Associates collaborated with the design team with siting the building to maximize the pedestrian and streetscape experience along Broadway. By pulling the retail back from the Right-of-Way, it creates an experience for the pedestrian by incorporating a landscape buffer between the vehicular traffic on Broadway and the retail store fronts. This additional buffer allows for outdoor rooms to accommodate benches and bike racks. It also has an outdoor east-facing landscaped courtyard over the lid of the underground parking.
The roof-deck includes a covered area to socialize and BBQ, a firepit that creates a ‘campfire’ theme to enhance social opportunities amongst its users. Adjacent to the camp-fire space, custom-made planters are specifically designated for Community Garden/Vegetable Cultivation. The roof-deck design also includes various private and semi-private seating areas, a ping pong table, raised planters with drought-tolerant plantings for low maintenance, over 3,100 SF of greenroof areas creating meadows and to help define the spaces while providing sustainable measures toward LEED and stormwater credits.
